Often the movements that really change the world start with a whisper.
However, now isn't the time to make a song and dance about the future, it is the time to roll up our sleeves and make sure it’s a better place for when we arrive there. So, we're writing this letter to you in the hope you'll join in the journey and support us in delivering a smarter, more appropriate solution for agents.
Listening to agents’ challenges over the past week has channeled our thinking towards finding a solution for not only the crisis at hand, but one that considers the long-term future, and evolution, of the property industry as a whole.
If you know Homesearch or know us, you’ll know we put our customers at the heart of everything we do and we build systems to solve their problems. We’re small enough to listen and big enough to deliver.
Currently, Homesearch is a property intelligence platform, with information on all 28.8m homes in the country. We have self-funded the business since 2017 and have reinvested over £3m in data and engineering.
Last year alone our software delivered over a billion pounds worth of market appraisals to the agents using our services.
Over the past few days, with help and honest truths from agents closest to us, we believe we have engineered a long term solution. Not just another portal, but the future of the industry. A platform that networks you, the agent, with every home and client in the country.
Homesearch will go live to the public on the 25th May
A network where consumers can interact with your agency and your instructions, as well as placing your agency in front of them for every other property they search for in your market. Everything will lead back to your website and the phone numbers and links will be yours, not ours.
We are in a unique position where we have more data on every single home in the country than even the government, including everything on the market. People don't want automated valuations, they want information. We have it - you can provide it.
In the same way Google does not charge you to appear on their search engine, to list your business and receive calls, nor will we. However, we will have transparent, long-term pricing for optional advanced tools to make you more productive and deliver you real-time insight into your market. More on that below.
We will deliver nurtured, qualified, informed and engaged leads - directly to you. Leads that you will own and can use to grow your network.
While estate agents will not ever pay to list instructions, property developers and house builders will. We pledge to invest 50% of all of these charges to protect the homeless and build social housing where it is most needed throughout the UK.
We know how essential maximising value is to growing your business. It’s understandable that there will be some of you thinking, ‘we’ve seen this before - they’ll turn on us when they get big.’ So, to further prove ourselves to you, we make this promise to.
We will never charge to display properties,
nor to deliver you leads
To the agents who chose to take up the optional advanced tools, we want to give you clarity exactly what that cost will be. See here
A few days ago, this was an idea. Now it’s fully spec’d and already in development. In a week we’ll have the first pieces to show you. And on the 25th of May, it will go live.
Today, all we are asking is for you to consider Homesearch as an option.
Our vision is to make the property market a more proactive, informed and connected place, for everyone.
To the agents who’ve said yes so far, thank you.
Giles & Sam
You’ll be invited to a video call with us every Thursday to see the progress as well as receiving regular email updates. All feedback is welcome.
As well as being a marketplace for your instructions, the Homesearch Network will have the best reporting, prospecting and analytical technology all in one place.
No, the industry doesn't need more of the same historical ideas.
Technology, information and consumer behaviour has moved on. So have we. Homesearch is a ‘home’ search platform that shows everything, all homes and more data, and sends the leads back to the agents.
Yes, if you list a property on your own website, it will appear in our searches, and it will be YOUR contact details on the listing and the links will lead back to YOUR site.
We are offering an optional service for any agency that would like to have all of our tools and services in one sensible monthly subscription, without locking anyone into a contract.
Today, you have two options.
Registering early will give you the biggest discount on our prices until 2025.
In 2025 the price is fixed at £395 and can only go up the equivalent of CPI, which is c. 1-2% p/a
Please remember we won't ever charge to list your properties and send you the leads.
Ask the industry. The Network will be new, but we are known to hundreds of agents UK wide. You’re also more than willing to look us up on Linked in (Sam & Giles) or just any of our weekly update web chats where we plan to show our progress and take questions from agents.
Trust is a process, we get that. We’ll be here doing our thing and you’re welcome to join us anytime.
Right now, we act like google, indexing the listings on every site in the country every day.
We are also building a real time feed, that you can upload to, directly from your crm or website, it will mirror the way you currently send to other services, to ensure the process takes less than 30 mins of your time to start the feed, after that it will not require maintenance.
Those three are portals. Like a big wall that you, the agents stick identical post-it notes on with your listings. People walk past the wall, see the post-it and send an enquiry.
It's not very dynamic, it doesn't help reinforce your own sites or give you any stand out, seo etc.
The most important difference is that it doesn't build a network
No. You must always do whatever is best for your business and your people.
Under no circumstances.
Now this is an interesting one. We’d be open to discussing how members of the agent community could participate in our board meetings as an added layer of transparency.
